Most tile roof 'replacements' are actually underlayment overhauls with the original tile re-lifted and re-set, which saves 30–40% over a full tear-off.

What's a tile re-lift and when do I need one?

Accepted Answer

A re-lift removes existing tiles, replaces the failed underlayment with a high-temp Polyglass or Malarkey system, and re-installs the original tiles. You need one when you see interior leaks (usually first noticed after the first hard monsoon storm), missing or sliding tiles, or daylight through the deck — usually at 18–25 years on the 30-lb felt that builders used through the 1990s and 2000s.

Polyglass Polystick TU Plus or Malarkey Right Start UDL — both rated for 240°F+ deck temperatures and tested against Arizona UV. We do not install 30-lb felt on Arizona tile roofs; it fails prematurely under our UV and heat load and we won't warranty it.

Yes. SPF (spray polyurethane foam) roofs are everywhere in Phoenix — flat-roof additions, modern builds, and original ranch homes. We recoat them with silicone or acrylic top-coats every 5–7 years to maintain warranty and UV protection, and we can strip-and-replace failed foam systems. Recoats are typically a 1–2 day job for a single-family flat roof.

Do you do hail and microburst damage inspections for insurance?

Accepted Answer

Yes, and we provide written damage reports with photo documentation that adjusters from State Farm, USAA, Allstate, and Farmers accept directly. Microburst damage in the East Valley (Gilbert, Mesa, Chandler) often presents as broken field tiles and lifted ridge tiles — easy to miss from the ground.

What about cool roofs and APS/SRP energy rebates?

We install ENERGY STAR cool-roof shingles, reflective silicone coatings on flat roofs, and light-color concrete tile — all of which can drop attic temps 15–25°F in Phoenix summer. APS and SRP both offer energy rebates for qualifying cool-roof installations; we'll handle the paperwork.
