    Framing, tile, paint, and roofing run through our own crews. Subs are reserved for licensed specialties (electrical, plumbing, HVAC) — and they're the same ones, every project.

    We use Polyglass and Malarkey underlayments rated for 160°F+ deck temps. Sherwin Loxon on stucco. Mini-split HVAC sized for desert load. The materials are tuned for here.

    On top of the manufacturer warranty. If something we built fails, we fix it — no email chains, no warranty runaround.

    Daily photos. Clean job sites.

    You get a daily photo update through the project. Site swept every evening. Dumpster gone the day work ends.
